Why we ask these questions?
We respect everyone's time and want to make sure we are showing you relevant properties - e.g., properties that are available, properties that match your move-in date, and properties with terms and financial/credit requirements that match your profile.
After you submit the application
An agent will reach out to you to confirm the properties you want to see. Then we will proceed to schedule showings either in-person or with live video.
How Occupied Apartment Showings Work
Properties that are occupied by tenants require 24 hours notice to show. You should plan to give us two or three days and different times when you are available so we can find the soonest and best time to show you the apartment.

Send Zumper Credit Report and Background Check (Required for some properties) You pay the fee and get to keep the report. Click "Create" under "Credit Report & Screen" and be sure to share the report. Only do this if instructed by the agent.
Site Unseen forms - we will use this when a renter leases a property without seeing it in person.

W-9 - we will send this to you when you apply. This is required for the owner/manager to hold the security deposit in an escrow account.
Tips
Only apply to one apartment at a time. Deposits are required for to hold a property. You risk losing your deposit if you apply to multiple apartments and are accepted for multiple apartments.
Beware of online scammers! If working with a landlord directly, try to verify they are the actual owner using public records. We provide this as a service for a fee. If we cannot verify, we will not charge a fee.
Try to verify all the facts about a property online before scheduling a showing.
Specials
Application Fee Reimbursements: If a credit and background check is required and requested, we may be able to reimburse the fee (by either discounting the broker fee) up to $50.00 per person if the following conditions are met: a) you or the owner pay at least half the broker fee and b) you are accepted for that apartment or another apartment you lease from Andrew Stuckey and the lease is signed. If this applies, it will be notated on your rental application.
Rental Broker Fee Discounts: In certain circumstances, we will discount the broker fee up to 25% if the following conditions are met: a) the discount is agreed in writing for that specific property b) you rent the property from Andrew Stuckey. This will be decided on a case-by-case basis and details vary depending on the specific transaction.
Full Fee & Luxury Properties Broker Fees: If a luxury property or owner is paying a full broker fee, we will, following non-licensee law, offer a gift card or other form of approved compensation. The exact terms are decided on a case by case transaction specific basis.
Referrals: We cannot pay non-licensed agents or brokers referral fees, but if you refer a client and they rent or purchase a property with us, we will give them the same great service and, if possible, offer them a discount on the broker fee or a rebate. This will be decided on a case-by-case basis accompanied by an individual agreement per client and property.
Buyers: If you rent a property with us and we received at least a half month rental fee from either you or the owner, we will reimburse you the full amount paid to our brokerage (not including any amount paid to a cooperating brokerage). The amount reimbursed will typically not exceed 40% the net commission our brokerage received from the sale (not counting the total commission). We will also consider additional commission rebates, varying on a case-by-case basis and agreed to in writing for each specific transaction. An agreement will be drafted and agreed to on a case by case basis and is deal specific.
What are current monthly rental rates?
These are the budgets we typically see for the following. Keep in mind this is not true for all apartments, but it is a helpful to set expectations with these numbers in mind. In general, the higher prices points reflect locations in Boston (Seaport, South End, Back Bay, North End/Waterfront, Beacon Hill being among the more expensive) and Brookline, Somerville and Cambridge.
Studio: $1800-$2600
1 Bedroom: $2000-$2800 ($1000-$1400 per person)
2 Bedroom: $2400-$4500 ($1200-$2250 per person)
3 Bedroom: $2700-$5500 ($900-$1834 per person)
4 Bedroom: $3500-$8000 ($875-$2000 per person)
5 Bedroom: $4000-$10,000 ($800-$2000 per person)

What you need to rent an apartment
Be prepared to provide the following for applications. As approval of an application often depends upon these documents and information, many agents will pre-screen prospective tenants to ensure they are qualified. This saves everyone time and helps set expectations.
Government Identification - Driver's License for US Citizens, Passport and Visa for International Residents
Proof of employment/occupation status or proof of funds/income if not currently working
Credit history and credit score
Co-signor/Guarantor Application for individuals who qualify only with an approved co-signor
Work authorization for international residents (Passport and Visa)
Rightful presence for international sutdents (I-20 and J-1 Visa)
Access to references (prior landlord, occupation/employee reference)
Additionally, Applicants Should Prepare to Pay Deposits and a Broker Fee. Some property managers may also charge an application fee. These fees vary with each property and can vary depending on the broker one chooses to represent them.
At minimum, applicants should be prepared to pay a one month rent deposit which will cover the first month of rent up front.
Typical fees for Penrose Listed Properties include First Month Rent, Security Deposit, and a Broker Fee equal to one month of rent.
Broker Fees are sometimes paid for in full or partially by the owner and sometimes we run broker fee specials. Clients shopping for only no or low broker fee apartments should be prepared to accept a lower inventory of properties and may not receive prioritized service if there are prospective tenants competing for the same property and willing to pay the broker fee.
